Position Summary
Join the Goddard Schools Development Team as a Senior Real Estate Manager! As a Senior Real Estate Manager, you will be responsible for interacting with existing franchisees, new licensees, developers, brokers and property owners to generate deals for new Goddard Schools. Your primary responsibility will be to support franchisees in identifying new, freestanding, conversion and retrofit locations and lead each deal through various internal approvals and contractual negotiations. This position will have sole responsibility for all real estate activity in a designated region and will require you to balance both short and long-term growth initiatives through market research, network optimization and strong collaboration with all stakeholders. The Senior Real Estate Manager will work in conjunction with the Construction Team and outside consultants to ensure projects are progressed in a timely manner.

Responsibilities
  • Become thoroughly familiar with assigned markets, existing franchisees and new licensees who are searching for prospective locations.
  • Identify new site opportunities in designated market.
  • Cultivate relationships with franchisees, brokers, and developers at the regional and national level.
  • Utilize GIS systems for demographic modeling information to assist in the development of market plans.
  • Maintain project pipeline databases as well as other related reports and analyses as needed.
  • Develop and maintain market optimization plans within designated markets.
  • Initiates and organizes real estate market tours for site selection and market reviews.
  • Responsible for coordinating with Construction the site layout or test-fit of prospective locations.
  • Prepare and present new site development packages to the real estate committee.
  • Manages the process of due diligence activities, entitlement activities, and necessary internal approvals.
  • Effectively manage and lead professional services partners (i.e., brokers, engineers, attorneys, architects, and project managers.
  • Interpret zoning requirements to ensure site meets qualifications for approval.
  • Attend regional and national real estate shows and other business-related meetings.
  • Work with franchise sales, construction, new school openings and other related functions to ensure a timely and successful school opening.
Minimum Requirements
  • 7+ years in real estate deal making experience, acquiring, negotiating and validating sites.
  • Comprehensive understanding of site selection, development, and construction for ground up development, retrofits of existing space or conversions of competitor space.
  • Proficiency evaluating and negotiating real estate documents, including leases, purchase contracts, and letters of intent.
  • Strong written and verbal communication skills including the ability to clearly explain site selection decisions to Goddard leadership.
  • Excellent interpersonal skills
  • Bachelor’s degree or equivalent experience
  • Ability to travel 30-50% of time.
